  • If a property meets the needs of the Association, the identified individuals with a learning disability and the Local Authority Commissioner, the Association can consider entering into a leasehold agreement.

    The Association usually enters into a full repairing lease but would normally expect the owner of the property to contribute to the costs of any initial improvement works. The length of the lease is negotiable.

    The Association currently leases properties from Domiciliary Care Providers and local authorities, but in addition is exploring a model whereby it could lease a property from a family member of a person with a learning disability. This arrangement can provide families with an alternative to caring for their loved one at home.

    What We Do:

    For over 28 years, First Choice has specialised in providing top quality accommodation solutions exclusively for people with disabilities and additional complex needs. in 2014 First Choice diversified to provide accommodation for a wider vulnerable client group including veterans at risk of homelessness .

    First Choice can develop properties in all local authorities in Wales and currently work in 18 Welsh local authorities and in Shropshire. Local authorities have 100% nomination rights to our properties.

    Each property we develop is commissioned by the local authority in accordance with the specific needs of individuals with a disability, often with the involvement of an Occupational Therapist.

    We offer a number of accommodation solutions including:

  • Individual accommodation

  • Effective use of technology to maximise independence and reduce revenue funding

  • Complex needs, including additional physical disability and health issues
  • Out-of-County returnees and young people in transition
  • Individuals on the autistic spectrum
  • Individuals who are deaf and have a sight impairment
  • Supported housing for Veterans

  • Capital funding

    The association has a rolling development programme which is determined by the amount of Social Housing Grant allocation available, the local authority’s strategic priorities and the amount of private finance the Association can access.
